How to Get More Listings #115 | File Type: audio/mpeg | Duration: 30:36

The Speicher Group is one of the top 100 offices in the REMAX system.  The Maryland office has done amazing work at team development and refining procedures, technology and how they work with the consumer.  Peggy Lyn Speicher is responsible for listings. In fact 90% of her job is listing property.  I would call her a listing machine.  She's going to share her inside secrets on how focus, drive, determination and a little math help her hit extraordinary results. We talk about tactics, where the business is and what works.  We also discuss how to create the conversations to set the stage for helping people with the challenges they may have or desires they want to achieve. The shift is to take the focus away from what you need as an agent or broker and move the focus to what the client needs. "The best way to get listings is to talk to people you don't already know.... But first you have to understand historically what you've done so you can set goals and know how many actionable steps it takes you to hit the numbers you need to list more property." We also talk about the listing presentation, lose it or use it... and then closing strategies to get the listing signed.  Good Fortune: Financing Innovation for Gap Buyers #113 | File Type: audio/mpeg | Duration: 34:41

With the mortgage industry going through even further adjustments as the housing "recovery" continues, innovation is required to keep alive the American dream of owning a home. Sara Batterby is the CMO for an innovative financing company called Primarq seeking to bridge the gap between home buyers and the homes they want to purchase who run aground in the down payment arena. She shares the strategies with which Primarq was built and gives us insight to the future landscape of home buying in the financing space.  The "bridge" down payment financing is literally one where an investor provides the up front costs and takes repayment out of equity overtime, or sells the note to another like minded investor.  While still in it's early stages, the potential for this and crowd sourcing initiatives is high as the financial squeeze to consumers becomes more prevalent.  Communication: Your Most Powerful Weapon in Business #111 | File Type: audio/mpeg | Duration: 36:10

It's not cold calling. If you hate cold calling like I do you'll be relieved to know this isn't about making a single cold call. Your most powerful marketing weapon. Michael Maher, Author of the 7 Levels of Communication breaks it all down and gives relevant tips to help you cut through the B.S. of all the things real estate agents think they need to do to build and grow a thriving business. We're working it at the core level here. Before I began this interview my mind raced through all the things that could encompass the most powerful…  I had my own list but the one that comes through the interview is the one that makes the most sense. That sparks energy, creates an AHA moment! First and foremost understanding who you are communicating with and catering to their need of communicating in a style they enjoy. Understanding the personality style is key in knowing how your clients like to communicate.  Your clients will engage with you better and you will be more powerful than your competition… Advertising is the absolute worst way to engage and create relationships.  We go in depth on the 7 Levels of Communication and in particular the Influential Era… It's no longer going to be information. Everyone has information. Influence is where we are headed. Hope you enjoy the show. Rate us if you found this helpful and please feel free to share your comments on our website.  Brokerage: Building the Right Profit Model #109 | File Type: audio/mpeg | Duration: 25:22

Building a brokerage, a real estate company is difficult enough, but what do you do when you become wildly successful and are only marginally profitable?  You realize you are working very hard, but the business model isn't sustainable for the future?  When The Belt Team's CEO,  Terry Belt took a hard look at his business and the viability of selling it one day he realized some significant changes would need to occur in order for him to reach his goals.  The economic model he had would not take him to his future... Faced with the overwhelming task of taking the company apart, to put it together stronger he hung on to the principles that made him successful the first time around. The values and new initiatives would take him the to next level.  He could be more effective, with less waste and lost time and improve his margins greatly.  He had to get better tools in place, better processes and systems.  The risks? Alienating some of the sales team, potentially losing clients during that time.  The rewards?  A peace of mind you can't buy and a future for the long haul.  Creating Sustainable Killer Content #108 | File Type: audio/mpeg | Duration: 43:24

We've become a society of content creators, blog post generators and seem to be in this endless scramble to curate.  The time and effort it takes can be excruciating if your trying to run a business, generate income and live a life of purpose. This episode gives us a viewpoint we don't often hear discussed.  What if you take the content you've already built and posted, and re-write it? Update it? Add copy from another writer (giving them full credit, always!) that enhances and expands the meaning, improving the context, while strengthening the original message?  We're talking about making blog posts better overtime and republishing, but in a way that improves their value to your community. Take another look at your curation strategy.  Are you curating to post and then looking for the next piece to curate?  This churn and burn mentality is not only time consuming. It's simply not a smart way to operate.  When you curate for a channel like Twitter, one post is generally not going to hit the audience you need to.  Find out how to get more traction from you posts, more eyeballs and create content that's relevant and meaningful to your audience. We also look closer at Google + and the huge opportunity for building community there. All this with Rebekah Radice of Rebekah Radice.com . She's an enthusiastic social magician who gives you insights on tools & strategies for social & marketing. A few of her favorites are Buffer, Sprout Social, and Hootsuite.  Analytics to look at and whys, a bit about her A/B testing and more about working the curation game to your audiences advantage. Sue’s  nationally recognized  consumer-centric website: www.SueAdler.com comes as a direct result of Sue  questioning buyers and sellers about what’s important to them. Her site has been used as a model for many in the industry. Last year, Sue co-founded Hear it Direct, a series of local Real Estate Consumer Panel Conferences, where the stars on stage are actual Consumers ( who have bought or sold in last 6 months), telling us what they want, what they value, what frustrates them, and their views on our industry. Our goal is to get the industry to listen to the consumer,  bridge the growing gap, and change our industry’s reputation before it’s too late. - See more at: http://hearitdirect.com/team/#sthash.PNJRktIl.dpuf
