  How do you do more with less?  Images are everything. Perspective lends depth. Solid property marketing requires high quality images, & solid video if you want to help your sellers get their home sold. Video is everything. People are getting tired of reading, they want to SEE IT and Bob Sokoler should know. He's a former news anchor gone Realtor. You'll hear about using drones, specifically a Parrot Drone to shoot overheads of homes and give perspective of location within the neighborhood.  They use GoPro Hero2 or 3+.  They also use it to get a variety of angles on the home. which shoots fantastic HD.  If you still want to grab different angles you can get a pixie pole which goes up and carries up to an 8 lb camera.  Mortgages: The New Age of Multifaceted Money #127 | File Type: audio/mpeg | Duration: 24:43

Mortgages and their relationship to the Fed... We open with the former Vice Chair of the Federal Reserve, Janet Yellen and how her influence will affect the landscape of real estate and mortgages . Business as usual is coming down the pipeline. FHA and 95/5 loans still exist, but we will see more stringent underwriting requirements coming.  Qualified Mortgages (QM) - DTI (Debt to Income Ratios) come into the discussion.  We look at the revised QM guidelines. QM is now 43% and FHA is still 55% DTI.  The QM change favors the investors, not the buyers.  This does cap the fees the borrower will be paying for the loan. The new good faith estimate rules have created a much savvier consumer because in the past, the calculations for a mortgage were not by any means standardized and could often be a surprise or grand mystery to the consumer.  The good faith estimates keep the mystery out and room for taking advantage of potential borrowers. We open with Errol Samuelson and talking about the relationship of N.A.R., Move, Inc and the other affiliates of Realtor.com . On the landscape of the industry in innovation, the last trend in innovation comes through mobile and seeing a significant increase of traffic from mobile consumers.  Mobile consumers are 5x more likely to phone or email an agent.  Big driver for innovation.  Social to a certain extent.  We hit a bit of a plateau but the upcoming year or two will be big for innovation. The next trend in technology is the iBeacon. Pushing information based on distance, personalization, location and pull up information that is contextually relevant to the passersby.  We discuss existing examples of current uses of this technology and a bit of the potential for real estate there. Scarcity of inventory has been a big driver of opportunity in real estate, but we're starting to level off. More inventory, less people underwater should have a positive effect  on the market leveling off the price increases and creating a more solid sustainable market. We also discuss the choices MLS's and brokers have when it comes to listing syndication something that has not been widely understood by many of the individuals on the front line.  There is an opportunity for the community to self police and watch for those syndicators not working responsibly. We also delve into the Agent Match launch and what is happening regarding agent ratings in the market place. Ryan Zook, Founder of Dwellus joins us is a different kind of brokerage.  It's in the KW system.  He came to the company just 2 years ago with a new brand, a spin on "dwell" and "us". In 2013 they took the company from $30m in production to $85m in volume with just 15 agents on board. The focus is their marketing and making an impact when competing with listings. They believe they're marketing package is number one in their market.  They follow an "Amazon" type of streamlined system when a new client comes in directly integrating the marketing team into the process of cultivation of a listing.  Single property pages are developed and the SEO strategy implemented before the listing goes live.  This, in theory, gives them higher placement with the listing than the 3rd party syndicators.  Single property page is part of their website with a dedicated URL.  This is the head start they give themselves in marketing so the traffic goes to them. They're also doing 2 and 3 dimensional floor plans.  You tube videos are combined with an SEO strategy. Once these process are complete the material is turned back over to the agent and the standard print materials are sent out with the single property page information.  The turnaround is fast and efficient. One of the features they are using on their site resulting in 10-15 closed sales is the "Live Chat" feature.  They are working with Virtual Results who consults for their company and handles the live chat feature for the company. Ryan is one of the youngest top producers and was recently featured as one of the 30 Under 30 in Real Estate. Insider share:  The floor plans are produced via PunchHome Design and Suite software.  Little bit of a learning curve, staff now can do a 5,000 sq ft home in a few hours.  Runs $100 at Best Buy. No one in the industry is doing 3 dimensional renderings. The Philosopher, Matthew Ferrara of MF Company, jumps straight into the discussion by defining innovation.  Technology is an avenue of innovation but there are so many other aspects of opportunity for innovation.  Processes are probably the most needed.  Think about the opportunities for changing how the sale of a home is handled. Inventorying homes, selling them at auction, changing the way brokers and agents are paid. There are so many avenues to innovate and the consumer will be driving these channels if real estate as an industry does not. Things that we need to focus on to innovate to improve the consumers experience. Out of the box techniques for driving down days on the market, lowering fees to the consumer to encourage more movement in the market. We're essentially charging people for the homes we haven't sold as much as we are for the homes that we are. Something is broken.  We need to stop taking overpriced listings. Market to sell them in 30 days and stop taking listings that won't sell. We also discuss the fear based mentality of innovators who pull back when agents don't like something they are doing and loudly voice their opinions.  For some reason we're not focusing as much on what the consumer needs and we've put the focus on taking care of ourselves. That's not truly how an economy works.  Take a look at co-brokering a deal.  Some agents are doing 90% of the work while others simply deliver the human on the other side of the transaction. Get rid of blanket offer of compensation. We're rewarding both sides of a transaction regardless of how an agent performs.   This is the part of where the MLS is not doing a service to the industry, the consumer or the agents. There are a lot of gems in this episode. Take a few minutes to expand your mind and think about the possibilities if we change the system. We can do it or we can wait for someone else from the outside do it for us.  Remember Trulia and Zillow.  What are we waiting for? Growth! Justin Havre is an agent in Calgary with a company called CIR.  He began in 2002 as a team of one.  Not much of a team, but he got involved with a serious web presence and SEO team early on.
