“The best way to predict the future is to create it.” Tweet it out: http://ctt.ec/m995b Now you know it's the beginning of the year, so right now it's about positioning yourself to really be the agent of choice. We want to attract as many new clients as possible while maintaining your existing base to make sure that they come to you for their real estate needs. So what do we want to do? Do you remember back in December, I said I want you to create your social proof piece? Now let's take this piece and put it on steroids! Let's do a quick review of the social proof piece: put all of last year's transactions into excel and submit that list into BatchGeo or Google Maps. What you get is an image with bubbles of all the transactions you did in 2014. (Hint! If 2014 was not a good year for you, have it be the last three years or just make your bubbles bigger) Now let's put it on steroids! 1.) Facebook. Get your social proof piece on your Facebook business page and run it as an ad to every single person in your zip code and farm. For a few dollars, you can expose your success and your services to tens of thousands of people in your marketplace. 2.) Instagram. Get it on Instagram. I've seen a few of our clients already doing this already and it looks fantastic! It's another social medium to reach future home buyers and sellers. 3.) Twittter. I recommend tweeting your social proof piece three times in one day (morning, noon and night), and possibly even tweeting it three times over a ten day window. Now you may ask, is that overkill? No. The reason why is because there is so much activity on twitter, your tweet would only be seen by a handful of people before it's buried under new tweets. You can reach different people at different times of the day. I'm also a firm believer that there is no such thing as over-tweeting. 4.) Email. Email your piece to your entire database. Have a great and clear call to action. Be very mindful of what the email stats are saying. Change whatever is not working and continue to do everything that is. 5.) Direct mail. Send your piece to everyone in your farm. Have your printer print your mailer on an odd shape paper so it stands out. 6.) Video texts/emails. I would strongly recommend you shoot a video that goes something like this: "Hey, it's Tom Ferry with Banana Real Estate. So excited that we were able to help "x" families in 2014 buy and sell real estate. Let's take a quick look at all the homes and all the people we worked with," and you flash pictures of all homes/clients you had in 2014. And remember, you always want a clear Call to Action or a way to capture their information for follow up. For web base efforts, you want a landing page to capture their information--if you don't have one, check out geographicfarm.com. So the goal of doing all of this is to have people that are most likely to do business with you to have you on their radar and come to you for all their real estate needs. So when Mike said to me "creativity is simply the rearrangement of the old in a new way," I knew it was sage advice. It got me thinking, how can apply Mike's advice to real estate and this is what I came up with: So if I asked you "What are the areas in your business that you want to have impact on? What are the areas of your business that you want to improve efficiency, increase results, make it better, have it be a better client experience?" I have a feelings you're going to say everything under the sun and then some. Here's how I see it, if people aren't blown away by you and your efforts, your opportunity in the bottom of the 9th with the bases load to win the game, I'd say that's an area you can improve upon. And if every week you said, "What's one change I can make? What's one little thing I can do to improve the experience of the customer, what is it?" Start by putting a list of things you want to work on together and every week pick one item to make better. Now remember, ideas are meaningless unless you convert it into a project, so get them up and visual to keep yourself accountable. A lot of our clients have huge boards up call DO-DOING-DONE boards, where there's a column for DO-what you want to work on, DOING-what you're working on and DONE-what you've completed. I suggest adding a fourth column called MAKE BETTER for all the improvements you want to make. Move one idea from the MAKE BETTER column to the DO column every week. You would want to make it 10x bigger and get it up on your wall to get it really visual. In closing, here's what I want you to do. I want you to have weekly creative time--a time for weekly innovation where you're looking at your business, the areas that you most want to impact and deciding how you can do it better. And then by writing down all the best ideas you're going to begin to implement another nugget that Mike Vance taught me, which is idea A and idea B can be combine to create a really sexy new project that can help serve more clients, help more customers, improve efficiency, create higher profits, create more sales! Tweet it out: “Connecting with people through video is a major part of any business and marketing strategy” http://ctt.ec/1LCGA SR: I wrote this book called "Zillow Talk: The New Rules of Real Estate" with Zillow's chief economist, Dan Humphries. What it's all about is mining all this incredible data that we have at Zillow and making it accessible and actionable to consumers. One of the things that we do in the book is try to debunk a lot of myths. For example remodeling. A very common myth is that you should remodel your kitchen. The data actually says if you want to earn a return, when you sell your home you actually want to remodel a bathroom. In particular, remodel your bathroom at the very low end, because if you do a high-end remodel you just won't get money out the other end. We used a lot of data and a lot of analysis to prove that. It really debunks central myths of the real estate industry. Another good one is "always buy the worst house on the best street" or "the worst house in the best neighborhood." Everyone has heard that. It's actually terrible advice. We mined the data and looked at the bottom 10% of homes around the entire country. Then looked in each neighborhood, by value, and analyzed that appreciation rate versus the average. It turns out that the worst home in those neighborhoods performs significantly worse than the mid-level or high-end. It kind of makes intuitive sense if you think about it because there just aren't that many buyers for that type of home in that neighborhood. Sometimes it's the worst home for a reason. We try to challenge these central assumptions and replace fiction with fact. That's what the book is all about.
