EP 281 – Discussing Noteworthy Investments With Patty Ped, Katie Moton, Gail Villanueva and Gail Greenberg | File Type: audio/mpeg | Duration: 56:44

Girls at a young age get the most positive attention for being good students. Upon reaching adolescence, the need for acceptance and to feel valued kicks in. Girls then become very risk averse. They don't want to step over the line at all. It becomes kind of a habituated behavior to not take risks. Now as adults, can women ever succeed in the high-risk world of note business? How do we compete with the big boys in making noteworthy investments? Guest hosts weigh the pros and cons of being women investors in a panel discussion with Patty Ped from Aider Financials, Katie Moton of Coletta’s Street Capital, Gail Villanueva of Noteworthy Investments and Gail Greenberg of Win Win Notes. Patty Ped runs Aider Financials with her husband, who first got her hooked on mortgage notes. They started off with real estate, doing rentals and buying homes. Now they’re specifically doing non-performing first mortgages. Katie Moton together with Colletta's Street Capital has invested in several notes. They are now co-managers of the fund, boasting almost $2 million in properties. Gail Villanueva has been a licensed real estate agent since '84; but the market changed. When everybody was zigging towards overbidding on rehabs, Gail decided to zag into notes. How many notes?  EP 279 – Tips To Successfully Magnify Your Wealth With Eric Hyde, Gail Greenberg, And Bill Griesmer | File Type: audio/mpeg | Duration: 38:14

Everything in life has risk. You talk about your business risk, if you want to play it ultra-safe and put all your money in a bank account, it will be guaranteed that you'll get that a principal back, but you're running a risk of inflation, decreasing its value over time. If you want to try the stock market, there is risk in the stock market as well. There's risk in buying bonds. There's risk if you get married. And seasoned note closer Bill Griesmer should know: after all, he’s crushing it as a note investor at Stonegate Capital. His company buys and sells performing and non-performing notes, teaching you how to magnify your wealth on the Midwest states. Progress, not perfection. This expression from the twelve-step program is a good one to remember. In order to succeed at our own pace, we don't have to worry too much about the results being not good enough. And Gail Greenberg applies this to her career in the note space, after being a freelancer for thirty years. She talks about achieving success in note investing, and she didn't get there by winging it. Her experience as a mom led her to discover that people function best when there's a lot to do. Now, Gail uses her seasoned career in note investing to inspire newbies into action.

So go out, make something happen!

EP 276 – The Evolution Of The Real Estate Investor | File Type: audio/mpeg | Duration: 28:52

The real estate evolution is underway. People aren't showing up as much as they used to when it comes to real estate investment clubs. Well-established groups are seeing a decline in attendance. It's hard to put butts in seats at events and that's unfortunate – but there’s a lot of contributing factors. One, you’ve got to work constantly to market to people and to communicate with them. A lot of investment clubs are still doing the same thing that worked for them decades ago, but what they refuse to admit is that you've got to evolve and use technology. Real estate investors will only evolve as they grow in experience and knowledge. It’s a hard pill to swallow, for sure, but if you truly want to succeed – or even survive – you need to learn as much as possible from this generation.

EP 275 – Educational Savings Accounts on Money Mondays With Quest IRA | File Type: audio/mpeg | Duration: 36:46

It’s an ingenious solution – and Ingrid Chavez and Anne Marie Hollands convey their company’s vision brilliantly. Quest IRA administers IRAs for the purpose of investing in “alternative” investments, including real estate, notes, oil and gas, and private placements, just to name a few of the almost endless investment possibilities. All of the accounts offered at Quest IRA are self-directed, meaning you get to make the decisions and their staff will provide expert account administration and transaction support services. Compared to other custodians, working with Quest IRA is simple and straightforward.

EP 274 – Nonprime Mortgage Lending’s Impact On Real Estate And Note Markets | File Type: audio/mpeg | Duration: 27:14

Let’s face it: no matter how it’s phrased, nonprime is still subprime. With the recent appearance of nonprime mortgage lending, it is important to examine what it means to the real estate market and note markets. The subprime mortgage lending industry suddenly vanished after the Great Recession, but is now getting reinvented – get this, with a really original new name for it: nonprime. Right now, a couple of big firms are offering mortgages with less than perfect credit. How can we, as business owners, make sure that we get the bigger part of the bargain this time and not those guys in Wall Street? Take a listen, and don’t let history repeat itself.

EP 273 – Recharging From Work With Mai Tais In Maui | File Type: audio/mpeg | Duration: 28:51

When was the last time that you took a step back and relaxed? Almost every successful entrepreneur is guilty of burning both ends of the candle, but as Scott just realized while sipping mai tais in Maui – setting some time off of work in order to recharge is necessary. Especially for those of you out there who are working a full-time job AND working to invest in your spare time. Sometimes it’s hard to see the end game, that vision of where you want to be five, ten, twenty years from now. If you want to be fully equipped for seizing the best opportunities, especially in the upcoming Note CAMP 5.0, you need to learn how to unwind and free up your mind from constant stress. Identify your note investing finish line, but in order to get there, make sure your batteries are charged to the fullest.

EP 272 – Policing Your Business As A Note Investor with Eric Hyde | File Type: audio/mpeg | Duration: 54:35

California policeman by day and note investor by night Eric Hyde from AW Notes discusses his journey and biggest nuggets in his first twelve months as a note investor. Eric joined the police force because he wanted to do something in his career where he could help people, which he also found with note investing. He's done some performing notes, joint ventures, and a few wholesale deals initially to get his feet wet. Eric discusses some ways of policing your business as a note investor, and says going out and doing things, taking action and kicking butts is what really take the note game to the next level on your way to the top.

Ep 271 – Re-Performing Notes: The Good, The Bad, And The Ugly | File Type: audio/mpeg | Duration: 1:06:34

Jennifer Dagenhart, VP of portfolio management at We Close Notes, discusses some fun and exciting case studies they did on re-performing notes and their due diligence. Jennifer manages a huge chunk of the portfolio, especially on the stuff they bought in the last year, and they usually get about 70% of them re-performing with the borrowers. If you're not an investor and don't understand what it is you're selling, you're really just a joker broker trying to sell stuff. You don’t want to be a broker. Most people get burnt out and get blocked relatively quickly in this game, so that's why it's important to understand how you can raise capital and buy some of these deals yourself to make good money.
