Everything in life has risk. If you want to try the stock market, there is risk in the stock market as well. There's risk in buying bonds. There's risk if you get married. And we could never do it without our listeners, our extended family. From when we started this podcast over a year ago just to touch base with everybody in our tribe on an almost daily basis, The Note Closers Show is now the longest running podcast out there of its kind. It’s absolutely incredible. As we look back at our top 10 most downloaded episodes of all time, I want to thank you so much for helping us hit our first big number, 100,000 downloads in our first nine months. Our big drive then is to try to hit a quarter million by the end of 2018. But I think it's possible and I’ve crunched some numbers out there to really help share what's going on in the note industry and why it is the final frontier of real estate investing. The real estate evolution is underway. People aren't showing up as much as they used to when it comes to real estate investment clubs. Well-established groups are seeing a decline in attendance. It's hard to put butts in seats at events and that's unfortunate – but there’s a lot of contributing factors. One, you’ve got to work constantly to market to people and to communicate with them. A lot of investment clubs are still doing the same thing that worked for them decades ago, but what they refuse to admit is that you've got to evolve and use technology. Real estate investors will only evolve as they grow in experience and knowledge. California policeman by day and note investor by night Eric Hyde from AW Notes discusses his journey and biggest nuggets in his first twelve months as a note investor. Eric joined the police force because he wanted to do something in his career where he could help people, which he also found with note investing. He's done some performing notes, joint ventures, and a few wholesale deals initially to get his feet wet. Eric discusses some ways of policing your business as a note investor, and says going out and doing things, taking action and kicking butts is what really take the note game to the next level on your way to the top.

Jennifer Dagenhart, VP of portfolio management at We Close Notes, discusses some fun and exciting case studies they did on re-performing notes and their due diligence. Jennifer manages a huge chunk of the portfolio, especially on the stuff they bought in the last year, and they usually get about 70% of them re-performing with the borrowers. If you're not an investor and don't understand what it is you're selling, you're really just a joker broker trying to sell stuff. You don’t want to be a broker. Most people get burnt out and get blocked relatively quickly in this game, so that's why it's important to understand how you can raise capital and buy some of these deals yourself to make good money.
