E15 - Lessons from the Wealthiest Familes in the World | File Type: audio/mpeg | Duration: 00:52:41

Our guest for today is M.C. Laubscher, who is the President and Founder of Valhalla Wealth Financial, a wealth advisory company. Also, M.C. is the host of a very well-known investment podcast, Cashflow Ninja. The podcast is frequently ranked in the top 100 business podcasts on iTunes. Feel free to check it out in the links below... Today, we discuss some of the pillars of financial freedom from a guest who has spent a tremendous amount of time studying financial education literature, as well as networking with some extremely high net worth individuals and successful business owners. We discuss some of the key take aways that keep coming up when you look at some of the wealthiest families and how you can implement similar strategies to help plan for your own financial future. Sometimes, I think a great way to learn financial educational content is to have a detail-oriented conversation with someone who has spent a significant amount of time focusing on the subject matter. That is exactly what we set out to accomplish today. Also, we discuss an investment strategy which involves utilizing an insurance plan to purchase real estate, which apparently allows you to receive distributions and gains tax-free due to the structure of the plan. It is really a unique structure that I am sure most of the audience is not familiar with. Originally, we intended only to summarize this topic, but I just can’t myself when learning something new.  E14 - Controlling Your Future Through Self-Directed Retirement | File Type: audio/mpeg | Duration: 00:42:59

The topic for today is Controlling Your Future Through Self-Directed Retirement. Unfortunately, self-directed retirement is the most under-utilized investment vehicle in the US. These vehicles allow investors to supercharge their returns by taking full control over their retirement savings. This is only of many reasons I am very excited to get into this topic. First, we are going to discuss what self-directed retirement accounts are, how you can use them, and, more importantly, how you can NOT use them. As you will tell from this interview, creating a SDIRA allows you to invest in virtually anything while maintaining your plan's tax-advantaged status. However, with this power comes great responsibility. Because of this, we want to make sure that we don’t make any major errors, which are usually called “prohibited transactions.” Towards the end of the interview, we discuss some common financial situations and discuss some of the best retirement structures for that situation. However, one thing to keep in mind is that we are absolutely NOT in the business of providing financial advice. Just like every episode, these discussions are for illustrative purposes only, and you should always consult with your CPA before taking action, especially as it relates to Self-Directed IRA funds.  E09 - Building a Truly Diverse Portfolio w/ David Coe | File Type: audio/mpeg | Duration: 00:47:29

Virtually every financial planner on the planet agrees that diversification is absolutely critical for the protection of capital. However, both the guest and I believe that true diversification requires doing much more than simply investing in several different stocks. In fact, there are many elements of diversification, even within real estate including passive vs. active investments, amortized vs. non-amortized payment schedules, and the many different asset classes within the real estate sector itself. Not to mention, there are also other aspects of diversification to consider such as planning for principal balances to come over a diverse set of time horizons. If you are in the process of creating, growing, or protecting your investment portfolio, this conversation is certainly going to add a few important tidbits to your perspective on the topic.  E08 - Taking a Detailed Look at Multi-Family Operations | File Type: audio/mpeg | Duration: 00:38:35

Have you ever asked a sponsor how many phone lines their management company is using for a property? How about the number of onsite dumpsters required to keep the property clean? What about the frequency of pest control visits? Most investors don’t pay close attention to these line items, but the reality is that if you have the ability to identify overspending in these areas, purchase properties based on in-place income, and then optimize these activities, you can significantly increase the NOI and sell down the road for significant profits. Today, we have Nikhil Nadhani who has experience overseeing the operations of more than 5,000 multi-family apartments units. In this episode, we take a detail-oriented look at some of these lesser-studied expenses and discuss how small inefficiencies can create the potential for lucrative investments.
