Australia continues to under-rate the Adelaide property market, however it is one of Australia’s most consistent markets, a status it has maintained over the past 12 months. It also remains the busiest market in capital city Australia and one that is forecast by several analysts to be a national leader on price growth. Adelaide has a broad geographical spread of LGAs with good numbers of growth markets. This means there is growth momentum right across the metropolitan area.

Most Aussie Households Are Well Ahead With Their Property Values. In the 20 years to January 2019, the Home Value Index shows Melbourne recorded the greatest value gains over the period (275%), followed by Hobart (237%), Canberra (231%), and then Sydney (202%). Darwin had the slowest growth, with gains of 38% and regional NSW had the best regional growth over the past 20 years, up 186%, while regional Victoria values improved 180%. In the final analysis, most Aussies own their homes and are ahead.

The Canberra market has strengthened and now has more growth markets than at any time since we began our quarterly surveys four years ago. The norm now in Canberra is suburbs where median prices have grown by more than 5% in the past 12 months, while only a handful have falling prices. It is undoubtedly one of the steadiest markets in the nation. Indeed, we regard Canberra as the strongest real estate economy in capital city Australia.

Markets in Regional NSW continue to head in the opposite direction to Sydney. While the Sydney market is showing increasing signs of decline, the cities and towns of Regional NSW are delivering growth markets right across the state. This is particularly evident in the price data. Our recent analysis for the Price Predictor Index Summer 2019 edition, has revealed 150 locations where median prices have grown 5% or more in the past year, 65 which have increased more than 10%.
