Our Autumn survey of sales activity for the Price Predictor Index has given a positive rating (rising, plateau or consistency) to 168 suburbs in the Perth metro area.

The Brisbane market has an underlying strength and it continues to show gradual improvement. It is poised to deliver on the potential growth shown by advances in the economy, population trends and infrastructure spending. In my latest survey of sales activity for the Price Predictor Index, the number of suburbs with growing demand has risen led by two stand-out precincts: the Moreton Bay Region and Brisbane - North, which means the market is strongest north of the Brisbane river.

Australians hoping to buy their first home will be buoyed by a new report which has found the average time needed to save a deposit has fallen over the past 12 months in major capital cities. Domain analysed entry-level house prices in the cities' most affordable areas and estimated the time required to save a 20% deposit, drawing on average wage data from the ABS.

Most of their thinking is devoted to the national economy, the share market and money markets - areas where there’s a single entity to analyse. So, when they turn their thoughts to real estate, they apply the same process . Accordingly, their rhetoric is now about the market downturn and the fall in “Australian property prices”.

Computer generated lists which rank property markets according to the size of median price growth in the past 12 months provide essentially dodgy data. Places with only a few sales, give a medium price which is unreliable and therefore the alleged increase in the median price is a special form of dodgy data. The way medians work, if you have a small sales sample, the median will be extremely suspect. At Hotspotting, we exclude any place with fewer than 30 sales in a year.
