Recent price growth in Sydney & Melbourne has given the idea that they are the leaders on capital gains. Investors are reluctant to consider Perth despite it's strong performance in the past. Many also still consider Adelaide a low-growth city despite its strong growth in previous cycles. A 30 year study by PIPA has shown every city in Australia has had periods of strong growth AND downturn. The message for investors is to identify markets that have bottomed and are set to improve.

A recent mainstream media article had the headline "National Top 3 Locations for Price Growth in Australia". All three locations had allegedly had median price growth of around 34%-however investigation showed that of these locations had very few sales in the previous 12 months. In our view median prices in locations with fewer than 30 annual sales are statistically meaningless, and headlines of this nature are at best careless reporting and at worst actively misleading.

The affordability issue starts with the high price of residential land in our major cities. Prices continue to rise, even though sales volumes have fallen, because there is a shortage of land relative to demand and because the various levels of government inflict delays, taxes and other imposts on the industry that creates land and new dwellings. As a result, lots sizes continue to reduce but prices overall continue to rise.
