My name’s Bob Anderson and I’m a property developer and deal maker. During these series of videos, I’m going to take you to the exciting and highly lucrative area of property development and property investment. I’m going to show the strategies, the processes, the tools and the secrets we developers use to give us the unfair advantage in building wealth through property. In doing so, I’m going to show you how to do it not in 20 years or 30 years but in as little as 5 to 7 years. Now I made a couple of big statements there, so it might be a good time to take 60 seconds out and tell you a little bit about myself. I’ve been involved in property development for over 30 years and during that time I’ve been involved in developing over 1 billion dollars worth of property development projects. I’ve been the state and national development manager for some of Australia’s largest property development companies, and for the last several years I’ve been operating my own development company, Positive Property Strategies. At present, we have over 50 million dollars worth of projects in the pipeline. Also, I own another company called Property Mastermind where I educate investors and aspiring property developers on how to undertake successful property development projects. You may have also seen me in some of the magazines such as Your Investment Property, Australian Property Investor Magazine, Success, and also in Stuart Zadel’s latest book, How to Make Money in Property Fast, also on Foxtel and Sky News Business. All this talk about property development, but what is it really? My definition is simply that it’s improving the value of land and then profiting from that improvement. Notice I didn’t say anything about construction. Most people, when they’re thinking of property development, start thinking about cranes, and excavators, and teams of builders onsite. That’s really only one of the stages of property development. You could make substantial amounts of money out of property development without having to go to the construction phase. I’ll tell you more about that in future episodes. What we need to do upfront really is to dispel some of the myths that are out there about property development. There are 5 common myths in my opinion, and I think we should approach them one at a time. One common myth is that you need to be a millionaire to be a property developer. Now that’s simply not the case. There are a substantial number of creative strategies which you can use and which I teach, where you can actually do property developments with very little money, and in fact, no money at all. Another myth is that you need years and years of experience. You do need a certain amount of knowledge, that’s true. But you don’t need to be out there, being a property developer or attempting to be a property developer for years. There’s courses you can do and there are mentoring programs you can do. My students basically are getting into projects in their first few months once they undertake my course. I think I already dispelled the myth about construction. A lot of people think “Oh, I don’t know anything about building, I don’t know anything about construction”. You don’t have to but I’ll tell you what, you’re builder needs to.
