Coming up on today’s edition of the Utah Real Estate Podcast, we’re going to be going over the real estate agents seller’s checklist. Joining me for the podcast, he’s not in studio today, he’s joining me via the phone, it’s Greg Hales, the Commercial Real Estate Manager at Weichert Realtors at the Rockies in American Fork. Good Morning. Greg Hales: Good morning Patrick, how was your holiday? Patrick Wiscombe: My 4th of July was terrific! We went and saw the Beach Boys at Stadium of Fire. Greg Hales: Fantastic! I’m sure that was as good as it always is. Patrick Wiscombe: I can’t say that I’m a fan. I will say that I really enjoyed the show. I didn’t realize how many Beach Boys songs I knew. Greg Hales: That does date you a little bit but it’s still a great concert. Patrick Wiscombe: Alright let’s get into this. Let’s go over the seller’s checklist so to speak. These are the tools that your real estate agent should be doing for you. Let’s start with calling past customers who may be interested in your home. Now assuming that you’ve had customers come into your home, why would you want to do that? Greg Hales: Well I think particularly with an experienced real estate agent, they are always on the lookout for a home that might fit a previous customer, somebody that may have had contact with previously, and the timing might not have been good in the past but might be more in the future now. Patrick Wiscombe: Alright, so basically hold an open house so people can come see your home and then keep some kind of a contact sheet that you can follow up on. Greg Hales: Yes, that’s exactly right. An effective agent is always prospecting. They know that because a home purchase is such a limited purchase, it’s not something you buy every week or every month. They know that timing and the timing in the individuals’ lives might be different or their needs might be different so they are always in contact with those who either they have worked with or have done work for in the past, to assess their needs, and possibly fit your home in those needs. Patrick Wiscombe: Let’s talk about holding an open house for your neighbors. Greg Hales: Well, I think that we don’t realize, well two things.
