Welcome to this week’s Real Estate Coaching and Training session. My name is Daren Phillipy, CEO of Phillipy Consulting. This week we are going to be talking about “Taking action in our real estate business” Now, many of you view if you’re listening to this podcast are watching this on my site, you’ve seen the front page of my website. I put a quote on there from Tony Robbins that I find to be extremely motivating and pretty profound. It says “In life, lots of people know what to do, but few people actually do what they know. Knowing is not enough. You must take action.” I think that is completely true. I want you to think about your business little bit right now. I believe that you know what needs be done, and the very specific tasks that need to be done in your business to find success. The challenge is implementing them in our business. I was talking to a relatively large producer here in town a few days ago. We were talking about the very small subtle differences between power producers and everyone else; and the things that top producers do to separate themselves, and make their business so much more success than everyone else. We came to the conclusion, (like there’s really always a conclusion, please.) We ended our conversation by agreeing that it’s the little things that make the difference. I believe it’s the little things that the top producers are able to implement into their business and take action. Those little things make a huge difference. That’s why I wanted to bring this up. I think that simple idea of taking action and being able to implement, even a portion of that your business, will make a huge difference. The purpose of this is not really to have you listen to this podcast or his coaching session, and do nothing about it. What I want you to do, I want you to take action in all the things that I bring up. I want you to be taking action. So is an exercise, what I would like you to do is take some time, write down some of the tasks that you know need to be implemented into your business. Write down if it’s implementing a database or you need to create a call list, or you need to organize your desk. Put together these tasks that you know are holding you back that if you implement them into your business, you would be in a better position. Now, after you made a list of some things that you know are holding you back, I also want you to pick one of the top producers, make somebody in your office that is currently running a business that you would love, look at the activities at their doing. Look at the small things that they’re doing, that you’re not. Implement them. Emulate their business. Now, again, after you’ve done that, I’m sure you’re sitting there saying “okay, Yes, I know this, but knowing that I’ve been needing to have a database. I know that I’ve been meaning to do this organization or start making call list or whatever.” We need that “little voice” in our head that will make us do something. That will make us take action. Hey Everybody, Welcome to this week’s Real Estate Coaching and training session. My name is Daren Phillipy, CEO of Phillipy Consulting. This week I want to take a little time about what’s getting in the way of your success. You know, I have been thinking about this lately. It’s been a few months since the beginning of year, and when the New Year hits, you take the time to put together your game plan your business plan and put together some the goals that you want to accomplish for the year. You know you start at it. You say to yourself, I’m going to totally change this part of my business, and I’m going to change these bad habits that I do. I’m going to implement these things in my business this year. So it’s been a few months, and it’s now time to kind of do that self-check, and check and see exactly how we are doing. You know, I feel like many of us, as the year goes on and we start running into challenges. We get off track of really what we are trying to accomplish. We get off track of the game plan. So I thought it would be really good for us to talk a little bit about discovering the things that are getting of the way of your success. Now, this could be like four hour conversation here, but I’m going to keep this one relatively brief. This isn’t really a complicated topic. It’s really more of a topic of current self-evaluation and taking the time to a value to your business. So I’m going to give you, I guess, a three-step approach to dealing with the situation. Kind of evaluating your business, and seeing what is getting in the way of your success. I’m not saying that you’re not successful right now, but there’s always things that we can improve in. There’s always some challenges that were dealing with that we would like to overcome. That is kind of what this coaching session is about. It is really to raise the bar of the production or the activity of which currently doing. So, the first thing, and I know this isn’t a complete genius thing. The first thing is we better recognize what it is that’s kind of holding us back. There is a couple of areas we kind of look at. We need to take the time to evaluate our Real Estate business. First, we are going to take some time and do a little self-evaluation. When you are doing a self-evaluation, I think that the main areas that we want look at is, what’s been really successful so far this year? What have we done really well? Then, we want to look at also, what are some of the things that haven’t worked very well this year? What are some of the activities that have not had a good return, or tend to be ineffective or inefficient in our daily tasks. I think this is also really good time to evaluate our bad habits. Let’s look at ourselves. Some of the things that we do, we just have bad habits, right? We need to cut those bad habits out of our business. A lot of times the bad habits is really what holds us back. The second thing is once we do our self-evaluation, I think it’s also time to turn to someone else. This week I want to talk about blogs and what they’re all about.  I also want to cover why they’re important in your Real Estate Business. We also talk about the different ways you can blog.   I want to start this assuming that at least you know what a blog is. Blogs have really become important over the last few years. The internet has turned the kind of being web 2.0, which means basically interactive.  Blogs allow a person or an individual or company to be able to share new content and ideas out to people online. It has completely changed, it’s made websites interactive where you can post a topic on something and people can make comments and build yourself a little community.  I speak with real estate professionals all the time. One of the biggest challenges when it comes to blogging as a real estate professional is; “man I don’t have the time, I am working all these hours.  Where do I find the time to be able to write an article on whatever topic is, something on real estate and what topics like come up with?” I know a lot of other people there like: “man I don’t really know what to do when it comes to blogs. Why it’s important?” Blogs have evolved quite a bit in its short lifespan. When I first learned about blogs they were something that my wife was doing where she would write about our family and our friends and take pictures. It made it so everybody that lived away from where we were living, could see what is going on our lives. Also people were writing blogs that were really taking a stand on this topic and they were activists or whatever. As I started to develop my business, I’ve seen how valuable and important blogging is in the real estate business. I kind of want to talk about why blogging is so important. If you don’t have a website, a blog is a great way to have a web presence and be used as a website where people can be directed to find more information about you.   When you’re meeting with people, you’re going to want to direct them to your site to; “learn more about what I’m all about. Learn more about my business at  www.whatever.com .  You want to be able to have that web presence, especially if you’re listing property. You need to be able to have that web presence, built to market properties and the properties you are trying to sell. Blogs are a great way to be able to have something to be able to direct people to. If you do have a website but don’t have a blog option. Your web site is static, which means there’s nothing really new or changing on your site. When you have a static site, the search engines look at your site and think nothing is going on. The search engines like Google, Yahoo and Bing, they look at your site, and see no new content, and see that this news of this site is old information. To have that blog feature on your site allows you to provide new information that makes you more relevant than other sites with old information. As time goes on information changes. This week I’m going to cover 5 Realtor tips for accomplishing more in Real Estate Business. Now recently, I’ve been what kind of drove to this topic. I had been working with a lot of producers.  Producers that have been very busy in the business. They’ve got a ton of listings and a ton of people coming in and a lot of escrows that are in the works.  We all know that once you start having a few escrows in the pipe at one time, and you’ve got to get your leads are coming in. You’ve got all the things that you are required to do when it comes to running a Real Estate Business. It is super hard to get caught up and start implementing some things that need to be implemented in your business. Recently, I have been working with a lot of these realtors, and some the biggest challenges is just not having enough time to get more things done. I thought would be really helpful, because no matter what level of business you’re at, you will always feel busy and you know your guilt thing over your head and you will say “I need to go and do this in any implement this and I need to go and add this” There are always things that need to be done.  We’re always looking for new tips and ideas.  So hopefully, by the end of this coaching video you will feel little bit better and pick up a couple of good ideas; that when implement them, you’ll start seeing that you’ll be able accomplish more. I wanna go over five ideas or five tips that will help you accomplish more. First one is, Be Discipline. I promise you guys, not all my tips are going to be like this. You’re going to say, “Duh!  I already know that I need to be more disciplined.” Well, we have to address this because I think the reason why put this one first is because it’s something that we can always improve on.  You have the most control over this first tip. When I say “be discipline”, there are a lot of different areas that are important to be disciplined. I’m gonna cover just maybe one or two. Obviously, the first one is going to be time.  Being disciplined with your time, I think it’s definitely going to help you accomplish more. We all know that, “man I wish I just had an extra hour, extra half an hour” or something like that.  In fact, I remember telling a couple of my friends that I just wish that for like two days or three days, that time would just tick a little slower. I feel so many times I start my day and I’m cranking through it, and I look down at the clock and realize “Holy cow” it’s one o’clock and I haven’t been able to have grabbed my lunch and have been able to accomplish things that needed do. “I’ve got to do this by three o’clock. I didn’t have to do this by five o’clock.”  By the end of the day. I just wish I had an extra four or five hours, just today. Last week was a really fun coaching session that I did. We got to listen to one of the world’s best door to door salesmen. Kenny. It was absolutely hilarious.  If you didn’t get a chance to listen to it, you have got to listen to part one of the sales process. Since I was so long winded last time, I was only able to cover the very first step of the 8 steps to the sales process.  Now that step is prospecting.  I spend a lot of time talking about the importance of prospecting, and making sure that you implement it into your business.  Prospecting is the blood life of your business.  SO now I am going to continue with the other 8 steps to the sales process. #2 Setting the appointment.  Setting the appointment is extremely important when it comes to the business because we spend all this time prospecting.  This is our first time we actually reach out and try to make contact with the clients or the prospects I should say.  I think the most important part of scheduling the appointment is creating a process.  One thing we want to do is as real estate professionals, we want to make it so our clients experience a very consistent way of our business. They way we present ourselves.  When we get a lead, what are we doing with that?  Do we send them an email; do we pick up the phone and call them?  Do we have a follow up thank you?  What are the steps what are the processes?  Do we put it into the computer right away?  Do we put it on a post it note?  What is our process when it comes to getting the lead and putting it in, and preparing ourselves for that call and scheduling it?  What is the purpose of when we are trying to schedule that call.  I think the most important thing we need to remember is, when it comes to scheduling appointment is we are not there trying to sell a house.  We are not there trying to close that loan or take that application right there.  Our number one goal of that phone call is to schedule the appointment.  Often times we get caught up because they start asking so many questions, and it is easy for us to jump right into it, and answer that question.  And answer that question.  How we are able to meet face to face.  It is very easy to say “no, I’m not really interested”  so what we want to do is if they start asking a ton of questions, or what about this or what about that, that is where “I want you to come on in.  So let’s schedule a time where we can talk about it.”   And then when you are face to face they are going to be able see who you are.  You will able to show them your personality, and they will be able to see that you aren’t just another voice on the other side of the phone.  Ok?  This is a very important thing to remember when it comes to scheduling appointments. #3. The second one will come in a week.  I am sure you will be sitting on the edge of your seat waiting for the next episode to come out.  We are also going to have a little bit of fun.  There is a couple of really fun and super funny things that we are going discuss.  I kina want to give you a little back ground of who I am, and my sales experience.   I have been basically selling my whole life.  It’s something that I absolutely love.  I can’t believe people get paid to go out and spend time with people and build relationships and actually get paid for that.  Once a year, my kids school sponsors a bring your kid to school day where all the kids in the school are able to go with their parents or members of their family to work, and see what work is all about.  When My kids come with me, it’s a pretty fun experience as we plow though the day, I will turn to them and say “Hey, what do you think so far?” and my kids are thinking, Dad, when are we going to start working. All we have been doing is talking to people and handing out with them, and talking about football and stuff like that.  Yea, well, that’s my job. Sales have always been a fun and exciting thing for me.  I know a lot of people may not have that same feeling as I do, so I hope that this audio and video will definitely help out. My first real sales job was not really a sales job.  I was in high school.  As a fund raiser my coach told us all to go out and sell calendars.  So this is the first time, not counting the times I have sold candy bars in elementary school.  By the way, I was awesome at because I basically left them out for my dog to eat, and fortunately they say that chocolate kills dogs, but my basset hound apparently was pretty tuff and made it though that. I considered this job as selling calendars for our football team.  I actually sold them door to door and the reasons why I sold them was, number one, was I was the team captain, so I felt like it was important for me to set an example and carry my weight.  The other thing is, the coach said that if we were able to sell a certain amount of calendars, we would be able to receive our football jersey, and be able to keep it.  If we sold, I think it was 50 calendars; we were able to actually keep our colored jersey, which was something I definitely wanted.  So I went and beat the doors, and went knocking door to door in the neighborhood of the neighborhood in my area.  I was the master calendar seller and I was able to walk away with a colored football jersey. My name is Daren Phillipy CEO of Phillipy Consulting.  And this week were going to discuss “Why I need a real estate coach.”  So if you are a Realtor or real estate agent, a real estate marketing expert, a real estate broker, a mortgage broker or a loan officer, you may have thought about why I need a real estate coach.   You may have asked yourself, if I ever got a real estate business coach, would it be worth it? Does it make sense for me to get a Realtor coach or mortgage coach? As a real estate coach myself, I have been thinking about this and thinking about why somebody would want a real estate coach.  So that I’ve finally come to the conclusion. It’s taken me a while to think about this, but I have come to a conclusion. . . You Don’t. Real estate professionals don’t need a coach.  I bet you didn’t expect me to say that, did ya.  You can just keep on doing the same activities that you been doing for years, and expect your business to be different. It’s not going to be different.  If you continue doing the same activity you’re not going to get a different result. Unless you make a change in your business, your businesses is never been a change. If you want more success and a better business and you want a better life, having a personal real estate business coach will help you accomplish these things. Now what I want to do is take some time to talk about how coaches have made a difference in my life. I’m sure many of you listeners and viewers have experienced coaches throughout your life.  I’m sure you will be able to find some sort of correlation to my story along with your story.  It’s kind of fun to think back about what got us to where we are right now.   So I am going to go way back to when I was eight years old.  I started being involved in organized sports when I was about eight years old. At that time, that was actually a relatively young.   Now they are two and a half and three years old and they are already playing soccer. At that time, participating in organized sport at eight years old was relatively young. The two sports I played when I was that age was baseball and wrestling.  Now, when I was on the baseball team the wrestling team, what was the purpose of my coach?  What was that that coach was supposed to impress on me? I think at that age elementary school age I think that the purpose of a coach at that age is to teach the fundamentals of that sport.   They don’t really pay attention to much on trying to win the games or they  really shouldn’t be screaming or yelling at the players. It’s the time when individual and a young athlete learns that sport and learns just the fundamental basics of that. As we get older, we go into middle school or junior high. In junior high, for me, I picked up a few more sports. I did track, I continued to baseball and wrestling and I also started playing some football. My name is Daren Phillipy, CEO of Phillipy Consulting. This week were going to talk a little bit about how to run your real estate business during this crazy holiday season. It’s no surprise to anyone that during the holiday season life gets little bit crazy. Especially as a real estate professional, it is extremely hard to stay focused and to get things accomplished that you’re trying to accomplish because there is so many things going on. You have family coming in town you’ve got parties to go to. You have to spend some time doing your holiday shopping. Without having a game plan to run your business, especially during the holiday season it can really put a wrinkle in your business. What I want to do is give you some ideas on putting together a game plan just for the holiday season. It’s the time of year unlike any time of year. Let’s get to it. First thing we need to do is to go over our calendar. We’ve got to talk to the boss, which for me it’s my wife. We need to find out what’s going on that month; is there any Christmas parties going on? Do we have family coming in town? When are they going to be in town? Are they going to be staying at our place? Are we going to be out of town during any of the holidays? We needed know exactly what were dealing with so we can plan accordingly. So after you talk to the boss, again which my wife the boss, we need to spend some time to plan the month. I’m counting basically from Thanksgiving to New Year’s a month or month and a week. We need to spend a little bit of extra time to plan that month because it’s got to be a crazy one. So what we first want to do is we want to go over is: What we want to accomplish in that month in the month? What are we trying to accomplish? What goals do we need to have reached by the end of the year? Is there certain escrows that need to be closed by the end of year? We need to make sure that we know exactly what needs to be accomplished. We need to know what tasks need to be done. We do plan some very concrete Hours of Power. Now I kind of as a reference to a previous coaching session. An Hour of Power, basically, you lock yourself into your office or in a room with no we can bother you. You’re going to avoid all the different things that could distract you. You’re not check voicemails, you’re not going to check e-mails. You only to do things that create business. During the holiday season there is so many things pulling you from all different angles that creating business is always something that ends up getting left behind. If we want to make sure we start the new year off properly, the activity that were doing in December will be planting the seeds for our fruit in the new year. We need to make sure that we spend some time where we prospect and we do marketing, and doing things that are going to create business. Schedule concrete hours scattered throughout the month. We also need to make sure we set aside some time for putting together a game plan or business plan for the following year. If we wait to put together a game plan in the New Year, like in January, that can be too late. The year has already started and if we want to run a business properly, we will make sure that our goals and the activities that we need to do to accomplish need to be set. Our activities that create business need to be set. And we need to know exactly what we want to accomplish in the following year. My name is Daren Phillipy, CEO of Phillipy consulting.  This week we are going to talk about why social media is so important in building your real estate business today. Now I’m gonna lay some stats on you that are pretty impressive and it really blew me away when I was researching this topic. Did you know that there is over eight hundred million active users on Facebook?  That’s like 2 United States. Are you kidding me? How about this, social media accounts for one of every six minutes spent online in the United States.  One out of every six.  That’s crazy! People are now spending more time on their social media than in their own e-mail accounts. Users say that they’re more likely to buy if a business answers questions on Twitter. Just as of 2010 it says that 84% of Realtors are using social media to some extent The famous stat that many of us know as of 2010 over 74% use the internet to search for their home to purchase. These are like crazy stats guys.  I mean when Twitter and Facebook first came out people were wondering if this was just a fad, but here we are it’s been five or six years since both of them came out and it’s it is bigger than ever. I mean, eight hundred million people on Facebook, that’s crazy, it’s absolutely crazy.   My guess is some of those people are interested in buying or selling a house or refinancing a house.   I mean seriously, social media is becoming almost as an important part of your real estate business, it’s almost as important, I know I am stretching it a little bit, but it’s almost as important as your cell phone when you are communicating your clients. And if it’s getting to the point where that’s how a lot of people communicate by social media, then it’s important as real estate professionals be involved in it.  So if that’s the case then it’s something we have got to be doing.   I’m going to go over and give you some tips that will help you help you out social media.  If you’re currently using social media, so if you are using parts of Facebook or Twitter or Linkedin or you have a blog of some sort, this is great this information is still going to be helpful for you. If you don’t, this is can be a great first step for you.  Alright, so what I am going to do is go over four tips that I think will really help you when it comes to, how to use social media in your real estate business. We need to participate.   In my opinion there are 4 different areas that I think are pretty much a must with comes to being involved in social media. You have a Facebook account. You have to have a Twitter account. You have to have a Linkedin account, and you have to have some sort of blog.  These four things all work together and they hit different parts of the market, different types of people and you can actually make them work together to drive leads to your business.  Now also what I mean about participate,  it’s not just having these accounts, it’s important to interact with the people that are in your networks. Make comments and make statements if somebody says something interesting or inspiring or they have great advice or they ask questions; interact with them.  In turn we should ask some questions.  Interact with your network. This interaction is actually what makes it fun to do to social media. Provide value.  Social media is about giving. It’s not about taking.  When you use social media properly, you won’t be bring value to your network you want give them information that’s valuable. You want to give them information that is inspiring, maybe some discounts. There is lots of different things that you can do when it comes to providing value. Be consistent.
