Bring your kid to work day is my favorite day of the year. It’s a day when I can bring my kids to work, spend time having fun with them, and teach them important principles that will help them in their life. My daughter was the only one of my kids that were able to come to my office today. I was sad that my boys couldn’t come, but that allowed me to spend 1 on 1 time with my daughter. On the way to work, I taught her about how a real estate transaction takes place, what real estate agents do, and explained a short sale. She may have been bored out of her mind, but she smiled and laughed. I’ll take it. In this podcast, it’s a recording from the end of the day where I spoke to her about what it takes to be successful. The real estate business is a pretty unique business; it’s the type of business that you pretty much an entrepreneur running your own personal business. And when you have to rely yourself you don’t have any ways to really blame failure on someone else, and what I wanted to do because the real estate business is so difficult, there’s no reason to make this business even more difficult. What I did as is I came up with six different areas that I think you could really screw up your business, or where you can even drag yourself out of the business. If you follow or do these one or many of these six things and now of course were not limited to only six things that can actually make us fail, but of course I can’t do a four hour podcast. I wanted to cover at least these six and I thought that these 6 would be a very good place to start. Here we go number one, don’t plan. The lack of planning, it can destroy your business you know this one. When it comes to preparing your business a lot of times we think about our business in the beginning of year. Putting together plans and business plans and kind of the game plan at the beginning of the year and often times throughout the year we plain forget about what your business plan is and just have a daily activity that you’re doing. A lot of times we wake up and we start dealing with whatever our clients or whatever e-mail or voicemail’s tell us what to do that day. And that a lot of times that can destroy your business if you don’t have a good plan that emphasizes the talents that you’re given you not been going to be running at your highest efficiency. For instance it in football on the big huge football geek can go BYU Cougars and of course go San Francisco 49ers. Having a game plan is extremely important the team that has a plan put together, a strategy put together have a better chance of winning than the team that just kind of shows up and that thinks that talents going to lead them to victory. So it comes the planning if we lack the plan when we don’t when we wake up in the morning and we don’t know what the heck were to be doing and so we start just dealing with what are e-mail that whatever pops up your e-mail or wherever our clients throw at us. Because we might be waking up just spinning our wheels we might be doing activities that’s not driving business and is not going to close this we need to make sure that we do have some sort of game plan. A lack of a game plan can destroy your business and you can fail in real estate if you don’t have a daily plan. So what do we need to do when it comes to these plans? My name is Daren Phillipy, CEO of Phillipy Consulting. This week we’re going to talk a little about e-mail campaigns, it’s an effective real estate marketing tool. Now when you go into this business as either a loan officer or realtor, I’m sure you were sitting there thinking it would be really cool to help people sell houses or find homes or help finance and get refinancing for homes and things like that. And that it was a great way to be able to make money. There is a ton of freedom when it comes to this job to, and that’s what attracts a lot of people to this business. They love helping people and they really love the ability to help people find or finance the home of their dreams. And there is a lot of reward with that. Many of us when we start this business we might of thought we were real torah or lender, but really our job is lead generation. As long as we have leads we can continue with our business, but if we don’t have leads we don’t have the potential to show people houses, we don’t have the potential of selling houses, we don’t have the potential to do loans for people. No matter what our job title is, it always boils down to lead generation. Creating leads and prospecting is always an important part of your business and in fact should be the number one key to your business, because if you provide the leads the rest will come. Now one of the things that having a passion for is marketing and using different types of marketing and there is a ton of different types of marketing out there. Now before I get into specifically e-mail marketing I want to talk a little about what is marketing. So I went to Wikipedia, and Wikipedia told me because it’s all knowing. Wikipedia says that “marketing is the activity set of institutions and processes for creating communicating delivering and engaging offerings that have value for customer’s client’s partners and society at large.” One of the most important statements in the definition of marketing is value to customers or that keyword value. When it comes to marketing your focus should always be the value, what I bring to the table has got to be value. If it does not have value then it’s not something that you should not be moving forward on. There’s lots of different ways to do marketing; there’s marketing from setting direct mailers, doing open houses, doing cold calling, using social media and of course the topic which I’m going to talk about today e-mail marketing and e-mail trip systems or drip campaigns. i am such a geek when it comes to e-mail marketing. I have a passion when it comes to e-mail marketing, because it is just such a cool amazing tool. To be able to go and meet someone and add them to a campaign and be able to stay in contact with them on a regular basis, In hopes to build the pickup their business in the future. Welcome to this week’s real estate coaching and training session. My name is Daren Phillipy, CEO of Phillipy Consulting. This week we are going to talk about implementing technology into your real estate business. I talk to a ton of real estate professionals every single week. We all know that technology is becoming more and more important and necessary to Know and understand and use in our real estate business. Since there’s so much stuff, and there is are many things that will think festivals need to do. The whole idea of adding or learning or implementing a whole new set of technology for business can often be overwhelming and can make us feel that we don’t have the time to implement, even though we know we need to. What usually happens is we don’t implement, or we get to a point where we realize that not implementing that technology is truly hampering our business. So, what I want to talk about is six different areas of technology that I think are really important to learn, know, understand and to implement in our business. I believe that having the knowledge and understanding of these six areas will make a difference in your business. The first one I want to talk about is social media. Of course, I’ve talked about social media in the past. I use social media quite a bit. Basically, social medias is the use of your Facebook, Twitter, Linkedin, your blog. There are a ton of other pools out there that help socialize online. It’s becoming apparent that is going to be one of the necessary ways to communicate. Much like sending an e-mail of picking up the phone. Social media is a real way to communicate now and it is not growing way. Learning that technology can be overwhelming, but it’s still an important part of communicating, because especially as the younger generation start to grow and become homeowners and become part of the purchasing and selling of real estate in that market, that is how they communicate. I have a seventeen -year-old boy that has an e-mail account, but doesn’t use e-mail to communicate. He text and uses his Facebook to communicate with his friends. That’s his main way of communicating. That’s the way they’re growing up through school. They are going to continue to communicate that way as they get older. So we’ve got to make sure that were a part of social media. The only way around that is learning what social media is all about and applying it slowly and carefully to your business. Implementing it in a way that there is direction with a very specific game plan to drive traffic and drive business. The second area that I think is really important to understand is our mobile tools. We are in an extremely mobile business. As these smart phones are becoming more valuable. Not just having a cell phone, but having a smart phone, we could be checking e-mail’s and communicating and being able to get online and check certain things. Then of course the invention of the ipod, and what that has done to really create a whole new market of mobile tablets. The “in between” tool between a laptop you’re your smart phone. As Realtors and Lenders, there never seems to be enough time in the day to accomplish the things that need to be completed.  We often find ourselves getting distracted from the tasks and activities that are most important in growing our real estate business.  This real estate coaching session provides a couple tips on time management and creating and using a priority list.  Implement these ideas, and you will find yourself accomplishing more. Welcome to this week’s Real Estate Coaching and Training session. My name is Daren Phillipy, CEO of Phillipy Consulting. This week we are going to be talking about “Taking action in our real estate business” Now, many of you view if you’re listening to this podcast are watching this on my site, you’ve seen the front page of my website. I put a quote on there from Tony Robbins that I find to be extremely motivating and pretty profound. It says “In life, lots of people know what to do, but few people actually do what they know. Knowing is not enough. You must take action.” I think that is completely true. I want you to think about your business little bit right now. I believe that you know what needs be done, and the very specific tasks that need to be done in your business to find success. The challenge is implementing them in our business. I was talking to a relatively large producer here in town a few days ago. We were talking about the very small subtle differences between power producers and everyone else; and the things that top producers do to separate themselves, and make their business so much more success than everyone else. We came to the conclusion, (like there’s really always a conclusion, please.) We ended our conversation by agreeing that it’s the little things that make the difference. I believe it’s the little things that the top producers are able to implement into their business and take action. Those little things make a huge difference. That’s why I wanted to bring this up. I think that simple idea of taking action and being able to implement, even a portion of that your business, will make a huge difference. The purpose of this is not really to have you listen to this podcast or his coaching session, and do nothing about it. What I want you to do, I want you to take action in all the things that I bring up. I want you to be taking action. So is an exercise, what I would like you to do is take some time, write down some of the tasks that you know need to be implemented into your business. Write down if it’s implementing a database or you need to create a call list, or you need to organize your desk. Put together these tasks that you know are holding you back that if you implement them into your business, you would be in a better position. Now, after you made a list of some things that you know are holding you back, I also want you to pick one of the top producers, make somebody in your office that is currently running a business that you would love, look at the activities at their doing. Look at the small things that they’re doing, that you’re not. Implement them. Emulate their business. Now, again, after you’ve done that, I’m sure you’re sitting there saying “okay, Yes, I know this, but knowing that I’ve been needing to have a database. I know that I’ve been meaning to do this organization or start making call list or whatever.” We need that “little voice” in our head that will make us do something. That will make us take action.
