In the interview Debbie and Mariana discuss changing and growing with the property market.

Show length: 25:46

Here’s a snippet of Mariana’s inspiring personal story:

“From humble beginnings as a school girl attending a private school where many of my school friends families didn’t seem to have financial problems due to the ownership of property, I made a decision that this is what I would also like to do for myself.

I worked every week end and every day of the holidays in retail from the age of 12 and saved a good deposit to purchase our first home just one month before being married at the age of 20. Determined to pay off our house and move forward with further properties, we used a line of credit to purchase our first investment property and another owner occupied home so that we could rent out our first house.

Our first investment property was an old shop that we ran and then leased out to no avail until we reached a decision to clear the block and build two townhouses and keep as investment properties also. We used the growing equity in these properties to continue the growth of our portfolio.

Juggling a family and properties, working outside the home for long hours with little income seemed crazy. Obtaining and having lenders and our then mortgage brokers struggling to accept our vision of wanting many, many more properties was making growing harder.

As always, enjoying the challenge of numbers and lenders thought it would suit perfectly to get into the minds of the banks, so I thought being licensed to do my own finance and that of others made sense. My goal was always to not be the typical broker but a strategist to help those get ahead who wanted to help themselves but struggled to find the lenders understanding to make good of their life, especially those who, as myself, didn’t necessarily have a lot to start with but did have a lot of motivation and determination!!

A number of properties in hand, the prospect of growing businesses seems inevitable. A must to increase the cash flow to continue to grow the property portfolio new strategies are always good. If new ways are not learned and accepted, the old go stale in time. At the moment the current market is a test for us all but I cannot give up my initial dream and will hold on to what I have achieved to work smarter, not harder. . . . .”

This post is from the Talking Property Podcast

Show 001 – Changing and Growing with the Property Market
