When you have record cap rate compression, inflation, and increased demand, the self storage asset boomed in value. This has been the case even if you bought and did absolutely nothing. But things are about change.    Markets are already changing. Interest rates continue to rise, inflation is still rising and has yet to slow, we have more self storage inventory with much more debt being held on these assets than ever before, the list goes on. Unfortunately for some, they banked on the market continuing to perform as it has the past 10 years running. But therein lies the fallacy - they were expecting THE MARKET to perform, not their business model or ability to execute good deals.    We’re going to talk a bit today about the major threat of relying on markets to generate good deals.
