And he’s here to share his personal story so that YOU can avoid making the same mistakes.   Here’s the gold… * How did John get into property in the first place? * What was the first mistake he made? * And how much is that property worth now? * What interest was John paying on his loan for his first property? * How was his cash flow management affected? * Could he continue investing while also being self-employed? * Why is location so important in investing in property? * What were the costs of selling property? * What were to costs of holding onto poor performing property? * What Spruiker tactics were used on John? * What would John do differently? * How is his portfolio performing now? * Is he using the Money SMARTS system? * When does he want to retire? * In all likelihood, was John’s profit a real one or a “paper profit”? Why? * What were the other property investment mistakes John made? * How can you fix bad property investment decisions? * Why isn’t free advice a good idea??   Missed our earlier episodes in The Summer Series? * Episode 204 |Peter Koulizos – What he’d like to do about Negative Gearing * Episode 205 | Expelled at 15 and 3 properties by 22 – Chat with Jack Henderson * Episode 206 | Nerida Conisbee – What’s Happening Around the Ground in the Australian Property Market? * Episode 207 | Pete Wargent – The Real Story Behind the Charts * Episode 208 | Tom Panos – Making MORE Money While You Sleep in 2019 * Episode 209 | Veronica Morgan – From the coalface of the Sydney Property Mar...

Ep. 202 | We warned you to Prepare for Winter… Did You? | File Type: audio/mpeg | Duration: 1:10:33

Over 2 ½ years ago, waaay back on Episode 66, we warned you that Winter Was Coming… The question is folks… did you prepare? We really hope you did. Because if you caught ABC’s three-part 7:30 Report this week or you read the OECD Housing Report that came out on Monday, then you’ll know that the Australian housing market isn’t the flavour of the month at the moment. We’ve all seen that the property market come off its peak, and this, combined with the credit crunch following APRA’s lending restrictions and the Banking Royal Commission, as well as the proposed changes to Negative Gearing and Capital Gains Tax has spread a ripple right across market sentiment. In other words, you could say… Winter is here. So, today we’re diving into what’s unfolding with housing prices and what we’re likely to see happen in the property market from here. And folks, the similarities between what we said then to what we’re seeing now just might shock you! Those who acted early and pulled out the umbrella won’t be surprised. BUT the real question is: what does all this mean for you and the future of investing in property? Or do you simply want a straight answer to “What the heck is going on in the property market right now?” We’ve got you covered.   Here’s the wild ride you’re in for… * What exactly was portrayed in these reports? * What’s the catalyst behind the downturn? * What property type is most affected? * What did Ben say back in 2016 in Episode 66 in about this? * Who will be affected now that Winter is here? * What is the mean property price in relation to the average income? * What did we say would like happen to sentiment two and a half years ago? * What had we predicted about the “paper wins” of Off the Plan properties? * Will this spread to the broader economy? * How can you navigate the credit crunch? * How long can we expect this to last? * What’re the ramifications of a “building boom”? * Will we see the “longest housing downturn?” in Australian history? * Why is Negative Gearing NOT a good idea right now? * What about the “R” word — Recession? Why is this a real possibility? * What creates a technical recession? * What’s generational wealth? * Is The Great Australian Dream just that… a dream?

RBA Dec 2018 Announcement - Stock Market Corrections | File Type: audio/mpeg | Duration: 6:30

It’s the first Tuesday of the month Ben… which means the RBA Board has met and announced the official cash rate! Ben’s update today focuses on not only the cash rate, but on the biggest story of the last six weeks as well… the stock market corrections! Plus, Ben explains why Scott Morrison’s latest announcement signals the timing of the upcoming election, and how this will impact the economy moving forward. So… for the last Cash Rate announcement of 2018, what will be RBA’s decision on the cash rate? Most namely the biggest story of the last six weeks, and certainly into November, has been the stock market corrections that we’ve seen around the globe on the fears of a slowing global economy. You can also factor in the spike that the US economy had and the US share market had through the lower tax rates introduced by Donald Trump. So we’ve got that as a backdrop, but also the share market has also lost confidence because of the trade wars that are going on. Interestingly, over the weekend China and the US met and they’ve put a truce in place — well, it’s short term so it might be a false dawn, but we have a truce in place — which means the US aren’t going to increase their tariff percentages and China has promised to buy a significant amount of US goods. What has that meant? Well, we’ve definitely seen the stock market have a very, very good couple of days and that’s potentially put some confidence back into the broader stock market, and hopefully the broader economies around the world. But it is short term; we need to get through this Christmas period, which is going to see some significant changes.
