Summary: Welcome to California Real Estate Finance. This is one of the twelve courses that students can use to meet the third course requirement for a California State Salesperson's License. Additionally, the course helps students prepare for further studies in real estate. This course covers real estate financing: lending policies, and problems; financing transactions in residential, apartment, commercial, and special purpose properties; and methods of financing properties. This course applies towards educational requirements for both a salesperson's or broker's examination.

Also, there was a review and discussion of the Federal Reserve and it's current Chairman, and other very important web sites that affect real estate finance.

This show began with a discussion of Sources of Funds and The Primary Market. Traditional Direct Lenders such as Savings and Loans, Commercial Banks and Credit Unions were discussed. Also, the Savings and Loan problems of the 1980’s that led up to the Financial Institutions Reform, Recovery and Enforcement Act (FIRREA) were discussed.

This show continued with a discussion of Sources of Funds and The Primary Market and covered the role of indirect lenders. Indirect Lenders such as Pension Funds, Insurance Companies, Mortgage Brokers, and Mortgage Bankers/Mortgage Companies were covered. Also, Real Estate Investment Trusts and the role of Private Individual as lenders and investors were discussed. Finally, the use of the internet to obtain loans and other financial web sites were demonstrated and discussed in detail.

This show began with a discussion of the Secondary Mortgage Market and how it operates. Also, there was a extensive demonstration of the financial tools on the Freddie Mac web site.

This show continued with a discussion of the Secondary Mortgage Market and Federal Credit Agencies. Topics covered included Farm Credit Agencies, Farm Credit System, Federal Housing Agency and Veterans Administration. There was also a demonstration of the web sites for these agencies.

This show began with a discussion of Federal Regulation and Consumer Protection. Many of the Federal Disclosure and Fair Housing Acts were discussed. Also, there was an extensive discussion of the Real Estate Settlement Procedures Act (RESPA).

The "Good Faith Estimate of Closing Costs Statement" was discussed in detail including the handbook that explains what each line item in the statement means. Also, there was a demonstration on online Annual Percentage (APR) Calculators. Finally, there was a demonstration of the FHA web site that covered the different types of FHA loan programs.

This show began with an overview of State Regulation of Lending and included an explanation of the differences between the state and federal laws and responsibilities. Estates, types of deeds used to transfer title, mortgages and Deeds of Trust. There was also a demonstration of different web sites for further information and research.

This show provided an overview of the Financial Instruments used in real estate financing. Promissory Notes, Deeds of Trust, Deed of Reconveyance, the foreclosure process, and Trustee’s Sale were discussed.

Also, land contracts were discussed including a demonstration of the Cal Vet loan web site frequently asked questions which explains how Cal Vet uses land contracts as a security instrument for their loan programs.
