REI 015 » Behind the REO Curtain: Foreclosures, Agents and Shadows…Oh My! | File Type: audio/mpeg | Duration: 1:10:32

It's no mystery that we're in the midst of the biggest foreclosure wave in history. Duh! FHA foreclosures alone went up 60% in the second quarter of this year -- FHA now has over $100 Billion in delinquent loans! But where are all the deals? Hmmmmmm... Some folks say they're everywhere...just acres of diamonds all over the place. While others can't seem to snag a foreclosure deal to save their life (or their shirt)... So what's the dealio? Well that's what we'll unravel together... Today I’m thrilled to bring you along with me in an unscripted, brass tacks conversation with a real expert in the foreclosure arena, Sylvia Lunsford – REO agent, Rehab investor and founder of REO Perfect Storm. Add her fix-and-flip experience to the 650 REO / short sale transactions her office has closed over the years, and it’s as plain as the pope wearing a funny hat that this Sylvia gal is clearly somebody worth listening to when it comes to the short sale and REO markets nowadays. You'll Learn... The Real Skinny: on the shadow inventory situation -- where's all that inventory? Behind the Scenes: What's really going on with Fannie/Freddie, FHA/HUD and the all the big banks Actual Numbers: of shadow inventory and why they're holding back Ssshhhhh: Fannie's upcoming secretive bulk sales, and what it does/doesn't mean for mom-and-pop investors Realtors: How do the Realtors play into all this? Upcoming: Opportunities with REO's and how to effectively capitalize on them The Value: of tapping "REO Power Brokers" And more... Bottom line, this episode's all about putting our finger on the pulse of the foreclosure arena of 2012, and how to respond to it as real estate investors. As always, we're entirely unscripted, and I extracted every bit of awesomeness I could for you from poor Sylvia's mind.  REI 014 » Anatomy of a "Remote Control" Real Estate Investor | File Type: audio/mpeg | Duration: 1:31:05

Time for another awesome podcast, yo. In today's episode, we'll get up close and personal with a real life “remote control” real estate investor. Said another way, a guy who lives in one place, but actively (and yes, profitably) invests someplace else entirely. Now this is a hot topic. You'll meet Justin who's basically cracked his own code on how to flip properties in Cali while lounging beachside with his family in Panama. (Yes, the one in Central America) Meet the Sharp Do-er Justin and I actually met a few years ago in Vegas at an REI event we were both attending. I was immediately impressed because this guy's a do-er, not just a thinker. He's also smart as a tack, and super great at finding ways to leverage other people in his business rather than doing it all himself. He's lived all over God's creation, from Washing D.C. to PA to Vancouver to San Diego...and most recently in Panama. All the while, actively running (and profitably handsomely from) his real estate flipping operations...mostly doing deals in San Diego and a little in Phoenix right now. Ha, sounds sexy, doesn't it? How does he pull it all off? Well that's exactly what I cornered him in this episode to find out. We've also got a couple of really cool and useful giveaways for you in this episode too (keep reading). We'll Uncover... Back Story: How he got started, and what did his REI biz look like before going “remote”? Evolution: How and why he evolved from a "normal" real estate investing into doing deals remotely. Model: What’s your specific remote investing model? Pitfalls: What’s the hardest part about investing here while living abroad? Bumps: What challenges has he faced so far and how's he dealt with them? Winning: What makes it work so well for you? Secret Weapon: Learn exactly how he's leveraging unpaid interns to do 90% of the work in his real estate investing business Pros/Cons: Interns vs. VAs Perspective: What does it really take to make going "remote" work well? Bottom line, we’re going to crack this guy open together and look inside and uncover what it takes to run a thriving, profitable real estate investing business in the US while living in a foreign country for 4 months out of the year. As always, we're entirely unscripted, and I extracted every bit of awesomeness I could out of his little mind for you. If you're tittilated by the prospect of doing deals in other markets -- or heck, just doing deals while traveling abroad -- then you'll love this episode. In this episode of Real Estate Investing Simplified we take an up-close and personal look at the anatomy of a successful buy, fix and hold investor. You’ll enjoy an eye-opening, off-the-cuff conversation with an investor friend of mine named Daniil -- a former, highfalutin Wall St bond trader who jumped ship, then carved out a nice little cashflow corner for himself in today’s real estate arena. Rather than always chasing transactional income (flips) like so many of us do, Daniil's all about building cash flow and long-term wealth. He’s got a specific plan of action he’s been executing for a while now and it’s working brilliantly for him. What You'll Learn... I've invited Daniil to join me so I can give him the 3rd degree. Which has special meaning for him, since he was born and raised in Moscow. (Too soon?)  We'll crack open his business together, dissect it, find out what makes it tick, and why works so well for him. We'll talk numbers, criteria, formulas, the whole shebang. Back Story: How he went from Wall St. bond trader to full-time real estate investor, and huge lessons learned through the process Dissecting: His exact business model, step by step Non-Negotiable: The 2 essential things he must see immediately in every deal Calculating: His exact formula for cherry picking the right deals Clarity: Speculating vs. Investing Show Me the Money: Using private money vs. using his own cash Financing: Exactly how he finances his deals (who to talk to, where to find them) Breakthrough: How to completely bust the 10 property limit Mythical Beast: Does the "cash out refi" actually still exist? Where the Magic Happens: Regional, portfolio lenders The Least: Min cash flow and equity he must see for any deal Where: Area types he's drawn to most, and why Ups & Downs: Section 8, student housing, apts Virtual: Can this be done long distance, or local only? Managing & Leasing: Outsource or DIY? Historic Secret: Using the Historic Tax Credit to slash your tax bill by tens-of-thousands Exact Software: He uses to assess rehab costs Taming the Beast: How to keep this model from owning you, common pitfalls to avoid This is some good stuff. Candid, off the cuff and vitamin packed. Daniil drops quite a few tasty nuggets for you, so I hope you enjoy crawling around inside his head with me for a little while. In this episode we'll continue unraveling the biggest problems you'll likely encounter when finding private money investors for your real estate deals. (Side Note: This is part 2 of my candid conversation with my good buddy and personal PM sherpa Patrick Riddle. You caught part 1 already, right? If not, what the heck are ya thinking, man?!?!  Go expand your mind on part 1 first...) Now you may recall last time we discussed how the process most folks use when trying to get private money is sorely broken, so it's no wonder so many of us are frustrated by getting "no" after "no". We also discussed how to fix these problems, how to posture yourself to win, and what you should and should not say to potential PM folks. We also cracked open Patrick's "Diagnosis Technique" and a proven, 3-step process for seducing private lenders that actually works in the real world. Awesome stuff for anyone looking to hone your private money getting skillz. So in Part 2 We'll Discuss Fear Slaying: The 3 biggest private money fears that are holding most people hostage, and how to slay them for good Obstacle Busting: How to easily handle the most common objections you'll encounter from potential private money lenders Staying Power: How to keep them from backing out once they're on your team Shearing Sheepishness: Overcoming that uneasy "I don't know enough yet to be worth you money, and I'm afraid you're gonna find me out" feeling The Law of Averages: Private money getting style Beware the "Shelf Life": Understanding the typical "shelf life" for your committed funds And a bunch more... So again, if finding private money investors for your deals is a hot-button for you at all, then you’re going to LOVE these two episodes.  Start with part 1, then enjoy part 2...  REI 009 » How to be a Wholesaling CEO – It’s Flipping Smarter | File Type: audio/mpeg | Duration: 1:24:01

In this episode you're in for a real treat. We're going to dig into what it looks like be the CEO of your flipping business, or whatever kind of REI biz you’re in. The sad truth is, most of us buy into the "real estate dream" of creating a lifestyle of freedom for ourselves and our family, only to end up creating just another JOB - and usually a much harder one - for ourselves. Being your own boss is one thing. Building a real business - one that gives you freedom and life rather than stealing them away from you - well that's another thing entirely. So we’re getting up close and personal together with a good buddy of mine, Rob Swanson - and I'm telling you, this guy's very epitome of how to do it right. Yes, Rob's a successful investor monetarily (i.e. he earns a great income doing deals today). But even more importantly, this guys knows how to craft a real business...that runs like a business.  And he's got a specific, proven plan for doing this that we'll crack open and dissect together. What You'll Learn Fast Cash: How Rob scored his first 3 (cash) deals in under 45 days. Essentials: What do you really need to be successful?  (this may surprise you) The "Triangle Business Plan": The three critical pieces of every deal he does Blow by blow: A typical day in the life of a "Wholesale CEO" The 80/20 rule for education before action The 3 Keys: The first 3 critical Q's he asks himself (and his team) every day without fail Team Building: Who he hired for what positions, in what order and why Rewards: Also how he compensates them, and how he'd probably do it different today A Practical Plan: How to actually CREATE and LIVE the " real estate dream" you/we bought into Obliterating Fear (using the only ONE "weasel" clause you'll ever need) The Plan: A specific model for leveraging transactional (flip) income into residual (long term) income, without debt And a whole bunch more... Listen Now Video: REI 009 » How to be a Wholesaling CEO - It’s Flipping Smarter A Little About The Swansonator... Rob Swanson hails from the land of milk and honey (and skiing and fly fishing) that is Denver, CO. He’s a family man (wife +3 kiddies) entrepreneur, educator, and active real estate investor with 10+ years of REI experience.  He's flipped hundreds of houses in 14 states and 22 cities, and today he's typically buying around 10 or so houses/month and runs up to 10 to 20 rehab crews at any given time.  And when he’s not doing that, he’s probably our running ridiculously long ultra-marathans a mile above sea level. Or snow skiing. Or fly fishing. Or hiking... My favorite 3 things about Rob: He’s a real person – down to earth, super personal and relatable... He’s honestly one of the most gifted, authentic teachers I’ve ever heard... He truly understands how to run a very successful REI biz and still have an awesome life full of freedom...  REI 008 » Probate Real Estate Investing – The Untapped Market | File Type: audio/mpeg | Duration: 1:08:35

Probate real estate investing is still one of the sweetest money-making honey pots hiding in plain site today. Most REI folks have at least heard about it, but few have taken the time to really understand it or give it a good go.  Their loss, our gain. ;-) Today's episode is all about the very lucrative probate real estate investing arena - which also happens to be one of my personal, all-time favorite deal-getters. So we'll delve together into an engaging and stimulating conversation with "the Probate Guy" himself, Mr. Ron Mead. Ron and I have been good buds for a few years now, so I asked him to  take us on a gingerly walk through this veritably untapped probate real estate investing arena. For some crazy reason he said yes. ;-) So if you want to wrap your mind around probate deal mining, hear how it works in the real world, pros/cons, benefits and gotchas to watch out for, then you're gonna love this episode.  Ron's the realest deal there is. What You'll Learn About Probate Real Estate Investing How Ron stumbled into the probate real estate investing arena when his parents passed away, What is probate real estate investing, and why's it such a great opportunity for investors? How to overcome most people's biggest objection to this, How long does it take to get probate deals? What's the probate investing process look like, step by step?  REI 007 » The “Reverse Sneak Attack” Revealed {REI 2.0} | File Type: audio/mpeg | Duration: 1:18:57

Today I'm thrilled to debut a new type of podcast I'll be calling “REI 2.0 – Business Models that Crush”. One of my favorite things is having the chance to crack open and explore someone's unique real estate investing business model.  Especially when I get to unravel a new, innovative and/or ground-breaking biz model that's really crushing it in this market (hence the name). So in this episode we'll dissect one of the coolest, simplest new REI business models I’ve seen in a long time.  There seems to be very, very little competition in this little niche (because frankly hardly anyone’s even heard of it from what I can tell, myself included). And thanks to this, the profit potential is…well…noteworthy.  (I'll admit...I'm smitten.) What You'll Learn How Cody got started and went from 2 crappy deals...to 1-2 good deals/month... to 15-20 deals a month... How to profit big from short sales without actually doing them Exactly what the "Reverse Sneak Attack" model really is, and how it's done step-by-step How a "dead deal" accidentally invented it, Average profits, timeline, and the key players involved, Why it's a total win/win/win type deal for everyone involved, How to duplicate this model in another market, What the risk factors are, and how to mitigate them, Important lessons learned along the way, And a whole bunch more.  You should really love this one. Listen Now Video: REI 007 » The "Reverse Sneak Attack" Revealed {REI 2.0} Meet...My Doppleganger? I don't know, what do you think...do we look alike?  That's what Steve Cook says anyways. So this is Cody.  And behind that boyish grin, turns out he's a total freaking ninja real estate investing dealmaker.  But ah, things weren't always so rosey, grasshopper... This is a guy who basically started out sitting at his laptop in his girlfriends kitchen, trying to wholesale properties to a small email list he managed to finagle together. After some tough lessons learned (by totally blowing his dad's money on his first 2 deals) he picked himself up again, learned from his painful mistakes, and over the next few years happily flipped around 250 deals worth around $45M or so. Not too shabby. Cody's done fix-n-flips, foreclosures / REO's, multi-family...but by far the lion's share of his success has been in short sales and (now) from his new "reverse sneak attack" strategy (NOT short sales), which totally kicks butt IMHO and which we'll dissect together in this episode. He's also a super nice guy, the total real deal, and not too shabby looking if I do say so myself. You'll enjoy an eye opening, off-the-cuff conversation with a long-time local investor friend of mine named Chris, who's carved out a tidy profit stream for himself by buying junker houses, renovating them into solid, turnkey renal properties, then selling them to a special little pool of hungry "buy and hold" investors. In our time together we cracked open his business and dissected how he discovered the niche, how and why it works so well for him, and how you can duplicate it if you want to.  We talk about what kind of deals he goes for, what numbers he needs to see, who his buyers are, etc. The Facts Are... Rents are up today, rent demand is higher than ever before, and more and more people are waking up to the crazy awesome, once in a lifetime chance we've had handed to us on a silver platter right now... For hungry, buy-and-hold investors on the sidelines (many from outside the U.S.) who are tantalized by the super strong cash flows and crazy high ROIs, and eager to lay down some green scooping up tasty deal after deal... And for rehabbers in the trenches (like my buddy) to cash big in by spoon feeding them awesome turnkey deal after turnkey deal.
