Terry Pylant and Lauren Rasmus are this week's guests on Atlanta Real Estate Forum Radio. Terry talks about Historical Concepts' work on this year's Southern Living Idea House, while Lauren, a local high school student, shares information about her recent home purchase. Terry Pylant is a partner with Historical Concepts. Historical Concepts, a historical architecture firm, works on homes and buildings throughout the southeast as well as nationwide. Terry has been with this firm now since 1989. One of Historical Concepts most recent claims to fame was their work on the 2012 Southern Living Idea House located in Senoia. Historical Concepts has worked with Southern Living on a number of different projects for many years, and they were chosen again this year to work on another Idea House in Georgia. This year's project, the Gin Property, was a historical rehab and renovation. The house is actually so old that it predates the town, which has been around since the 1820s. Historical Concepts worked with the original construction and architecture to preserve and restore the house into a semblance of its original state. For more information on this year's Southern Living Idea House, which is now open to the public, or for more on the rest of Historical Concepts' current projects, listen to the full podcast! Lauren is a 15-year-old high school student at Riverwood High School where she runs track. What makes her different from your ordinary teenager though is she bought a house. Lauren started Green Bean Homes after recently purchasing her new Atlanta home using inheritance money from her uncle. She said that her and her parents formed the company, so that she would be able to sell the house later on if she wanted to because she is still a teenager and by law, would not be allowed to sell it as an individual. Lauren says that working on this project with her parents was a fun experience, and she was glad she was able to use the money to do something that would make her uncle proud, instead of just buying a car or going on vacation. She plans on working with local college students to make the home more eco-friendly and to turn it into a great rental opportunity.  Atlanta Real Estate Forum Radio: Coldwell Banker NRTDA and Lane Bailey | File Type: audio/mpeg | Duration: 28:31

Meril Missbach and Lane Bailey are this week’s guests on Atlanta Real Estate Forum Radio. Meril shares with us some current market trends, while Lane provides a guy's perspective on buying a home. Meril Missbach is the director of sales with Coldwell Banker NRT Development Advisors. Meril has been in the industry for over 40 years, and is very passionate about what she does. Coldwell Banker NRTDA offers buyers and sellers expertise for any type of property they are looking to buy or sell. Currently, one of their hottest properties is 1010 Midtown, which is one of Atlanta's top selling high rise condominium residencies. Meril is also working with several new construction builders to help them finish and sell their distressed assets. Her and her team have been highly successful at repositioning properties for banks and lenders, so that they can go on the market. New home construction foreclosures are a great opportunity for many buyers, but Meril says that these opportunities are going quickly, so interested buyers should act quickly! For more about today's market and current home buying opportunities, listen to the full podcast! And to learn more about Coldwell Banker NRT Development Advisors, visit their website. ______________________________________________________________________________________________________________________________ Today's Deal of the Day is from GA Home Foreclosures. They are currently offering three $100 gift cards in their Facebook Spring into Winnings contest. To win one of the Lowes, Home Depot or Pike Nursery gift cards, register on the GA Home Foreclosures Facebook page by May 31. ___________________________________________________________________________________________________________________ Our next guest is Lane Bailey, the car guy and a real estate agent with Century 21 Results Realty. Lane got into the realty business because of his love of cars and garages. When he and his wife were searching for their last home, he realized there were not many real estate agents who catered to car aficionados who want big garages. He decided to seize the opportunity, since he knew he had the knowledge and contacts to be successful. Lane loves working with homes that have massive--4,000 square foot--garages. These garages can house anything from boats and motorcycles to cars and all of the tools and technology to work on them. However,  he says that the "typical" guy wants ten to 12 electrical outlets, insulated walls and room for a few tools as well as their car. For more on all of the latest garage trends and what guys really want in a home, listen to the full podcast. For more information, visit Lane Bailey's website. ______________________________________________________________________________________________________________________________ Special thanks to this week’s show sponsor HGTV's Property Virgins.  Atlanta Real Estate Forum Radio: Coldwell Banker RMR and Academy Mortgage | File Type: audio/mpeg | Duration: 24:47

Bob Lanzner and Gina Spearman are this week’s guests on Atlanta Real Estate Forum Radio. Bob and Gina both share advice for homebuyers who are trying to navigating the current housing market. Bob Lanzner is an associate broker with Coldwell Banker RMR. Coldwell Banker RMR covers all aspects of real estate: new construction, REOs, resales, short sales, leasing, residential and commercial. Bob mostly works in the residential size and specializes in foreclosures, short sales and resales. One of the best deals for all homebuyers today is the historically low interest rates that buyers are able to get. Whilethese interest rates are low now, they will not last forever, which makes now a good time to buy a home. In addition, low interest rates don't just apply to foreclosure properties, but to all properties. However, the combination of low interest rates and low foreclosure prices is an added bonus to buyers. Some of Coldwell Banker's current foreclosure communities include Addison Glen in Lithonia, which has four and five bedroom homes priced from the low $200,000s. Another one is Ginger Lake Estates in Conyers with four bedroom and two-and-a-half bath from the $160,000s. For more about today's market and great foreclosure opportunities, listen to the full podcast! And to learn more about Coldwell Banker RMR, visit their website. ______________________________________________________________________________________________________________________________ Today's Deal of the Day is from Jim Chapman Communities. Academy Mortgage was recently named the number one independent lender in the country for the second year in a row. They were also named as one of the top three new construction lenders in Atlanta. Academy Mortgage is a great company for homebuyers looking to purchase a home because they are not tied to a bank, and they solely focus on mortgages. Buyers should use mortgage companies such as Academy because they can make sure your home closes on time with no surprises and they provide proactive communication throughout the process. Gina encourages homebuyers of all credit histories and financial standings to at least complete the paperwork to be considered for a loan because even though it is a time consuming process, Academy is willing to work with you to get you in a home For more tips on qualifying for a mortgage, listen to the full podcast.  Atlanta Real Estate Forum Radio: Crown Communities and The Great American Housing Fiasco | File Type: audio/mpeg | Duration: 26:40

Ray Keefer and Hugh Morton are this week’s guests on Atlanta Real Estate Forum Radio. Ray talks about Crown Communities' newest neighborhoods on the northside of town, while Hugh provides insight into the current housing crisis while discussing his new book. Ray Keefer is the president of sales and marketing at Crown Georgia. Ray has been in the Atlanta real estate market for 10 years, and with Crown Communities in this position for two years. Crown Communities’ bread and butter has been housing on the southside of town, but they are beginning to move more into the northside of town as well. Some of Crown's new northside locations include their Saddlebrook neighborhood in South Forsyth and their brand new Hamilton Mill community. Ray says Crown guarantees that you will love the high quality details inside their homes, as well as the great value of a home built by them. Crown also monitors what consumers are asking for, and tailors each community to the wants and needs of homebuyers in that area. For more on all of the Crown Communities and the market's current trends, listen to the full podcast! And to learn more about Crown Communities, visit their website. __________________________________________________________________________________________________________________________ Today's Deal of the Day is from Acadia Homes. This is a No Fooling promotion that is giving buyers a $10,000 incentive towards options, closing costs or homeowner association dues when they buy this month. They also have a $500 gas card promotion for any agent who signs a contract in April. Acadia Homes is sure to have a home perfect for you with communities all over town and pricing starting in the $100,000s and going up to the $500,000s. To take advantage of these great incentives or for more information, visit the Acadia Homes website. _______________________________________________________________________________________________________________________ Our next guest is Hugh Morton, author of The Great American Housing Fiasco: An Inside View of the Mortgage Crisis. Hugh has an interesting background that made him a perfect candidate to author this book. He started off his career teaching economics at Auburn University, then spent 16 years in finance and since 1991 has been a builder, developer and mortgage partner with Countrywide. Hugh says that the fiasco was not caused by one group or person, but was a collective build up. The reason that the recovery process has been taking so long is that housing hasn't been a part of it. Every recession that America has faced since the 1930s, has seen housing lead the way out, but this time, housing has been a silent player. Housing is down 35 percent from 2006 and last year was down 40 percent, which is more of a drop than in the history of any other recession. To learn more about the current housing fiasco and how Hugh believes we can get out of this, listen to the full podcast. And for even more information or to buy the book, visit The Great American Housing Fiasco website. ______________________________________________________________________________________________________________________________ Special thanks to this week’s show sponsor HGTV's Property Virgins.
